a. Single family home built in 1925, nice size back yard, large kitchen, two main rooms on first floor large great room (living & dining) and kitchen. Also small bathroom and closet. Tow doors, front door and side door. The way to get to the back yard is currently out the side yard and down the outside steps. Our back yard is one story lower than our first floor, we are on a hill. However both the front and back yards are relatively even.
b. Existing condition is fine for a 1925 house. We did have some foundation issues on the south East corner (dining room corner) but we had this corrected with several piers.
c. The problem, or our wishes, is to have more family space on the first floor and be able to get to our back yard easily and have a deck. We enjoy being outside and grilling on a deck and would like to do this. I would like the addition almost as wide as the house half being sunroom (a four season room) and the other being a deck. We have a long kitchen however we are not making good use of space. The small hallway leading the the side door is not used much except to storage -and this further prevents the easy access to outdoors. I also do not like having the ovens directly in front of the entrance - I would rather the ovens be moved and maybe have the entrance to the sunroom there.
Main issues: Have a deck, better access to back yard, and more livable kitchen.
a. We want a deck. We would like to get to the deck from the kitchen easily and we would like a family room in the form of a sunroom (all-season room). We also want our kitchen to be more user friendly.
b. Ideally we would like to have an overall plan, complete the deck this year and the sunroom the following year. Our house has an older tudor style and we would like to continue this however have the amenities of a 2012 family needs.
c. We would like drawing we can bring to a builder and have the project completed. Again starting with the deck this summer and then next year to do the rest.
d. We have not done this before so we do not know how involved the designer/ architect will need to be. We would like to beable to work with the architect to get the project completed.
a. There is a beam / laundry shoot in the kitchen and a corresponding beam above - I believe you can see it in the photos. We believe this is a supporting beam.
We do like having a separate dining room. We are in great need of storage space.
a. We are looking for an affordable design.
