I am primarily seeking a design plan for paint color, flooring material, back splash tile, kitchen countertop, fireplace design, and paint for the spiral staircase. The area is approximately 300 SF which combines a living room and open kitchen. However, the flooring extends into a 100 SF office area, and the walls to be painted extend into this room, and to 17 foot ceilings. There is an upstairs bath and bedroom above the downstairs bath and office. These are not part of the scope, but the bedroom is open to the floor below and shares the wall and ceiling. Total loft is 615SF - Downstairs 465, and 150 upstairs. The design should be modern/contemporary, maybe a little commercial with clean lines. Flooring should be either a wood laminate product, or perhaps something with a sleeker more modern look. I am on a budget so more expensive floor products may be out of reach.
The basic floorplan is as shown and does not change. Custom white acrylic cabinets with some glass inserts on the top cabinets have been ordered. Appliances will be stainless. The countertop should be silestone, caesarstone or another low maintenance quartz product. The downstairs bath has already been completed. The South wall has already been wired for a flat screen TV. I plan to replace the existing bath door with a 1 lite wood door with large opaque glass in the center. The only light that enters the unit is a 5' wide french-type door, which will be custom designed to open inward and have a narrow steel frame to maximize light. There is a small balcony on the outside of the unit, and opening the doors to it will make the place look larger. A skylight can NOT be added. The fireplace burns gas only and will not be moved, but the existing tile needs to be replaced and will be part of the design. The spiral staircase will not be replaced, but this 80's style structure can be painted to fit the overall design. Recessed and dimmable LED lighting has been installed in both the living/kitchen area and the den. Wiring has also been installed in the ceiling to provide art work lighting on the South, West, and North walls.
I already have a floorplan and selected cabinets and appliances, so a color 3d rendering will help me visualize the final product. I'm looking for the best overall look which will integrate the floor, cabinets, walls, fireplace, and back splash. The winner is the design that catches my eye and gives it that "wow" factor. Specific countertop, paint, tile, and flooring suggestions are not required but will be helpful.
