This is my design proposal for the task of “Old Hamilton Coles - Refurbishment into Commercial Shops”.
The existing building is split into 8 shops with sizes from 60-720m2 , including a café/restaurant tenancy with a terrace. All of the shops are facing the main two streets –Gray st and Brown st and have separate entrances. The largest tenancy can be entered from the corner of Gray st and Brown st and also from the parking lot. The café tenancy is situated near the bus stop and the parking lot, and its terrace is placed within the existing building’s outline – no need for permit from the council.
Due to the considerable height of the existing building (approx.. 6m) I suggest to utilize the unused height by constructing a partial second floor mezzanine to each of the shops, thus increasing the commercial (rentable) area by a total of 334 m2 (approx.)
The exterior treatment aims for a contemporary look whilst also reflecting the art deco designs in the township of Hamilton. The old canopy which goes around the building is refurbished and the new mezzanines are extruded from the façade, marking the entrances to each shop. The exterior wall’s glazing is maximized in order to provide large storefront area for each shop. The solid part of the wall over the overhang is replaced with large windows, in order to let more sunlight in the shops and additionally they are equipped with shades. The large chamfered overhang over the corner of Gray str. and Brown str. marks the entrance of the largest shop and gives the building a vintage art-deco flavor. The traditional masonry brick walls complement the art deco design of the township of Hamilton.
