Okay, this is a large project. I have a 3 story house that sits on a 1.45 acre point on a lake. This house has 745 lineal feet of frontage on the point itself, which means I have about 200 degrees of view of the lake. The house was originally built in 2002, so fairly new. It is built on 16" centers, 2 X 6 construction, with foam insulation in the existing exterior walls (3", and 1.5" of fiberglass insulation). Has all 5\8" sheetrock, with vinyl siding and a metal roof.
Starting with the bottom of the 3 floors. It is a daylight basement, with basically five rooms. Two being bedrooms (both aprox. 12' X 12' ), one open room 24' X 25' (this is one room I have no idea what I am going to do with, we will get into this later, one utility room (4.75' X 9.25' ), and one room (23' X 18' ) that will be used for the entertainment center. The open room must have a full bathroom, and was thinking of an endless pool, it will also have an entrance FROM the lake side of the house coming into that area.
The 2nd floor (middle floor) is broken up into two large areas. One being 35' X 25' , this room currently has the kitchen (which will be remodeled slightly), and the dining area (which could also use a little help). This is also part of the Grand Entrance, and the "home bar". There is currently very little separating room one & two, and actually will be completely open. Currently in the pictures and videos that I supply, you will see where I would like my beams, thus opening the entire area. The second area of the middle floor will have my "Tropical Room" which will have an interior hot tub (surrounded by natural rock, tile, etc.) a sauna, and a large 1/2 restroom. I would like to enclose this room, but not to the point of blocking off the 190 degree view of the lake from the bar area. I also like those "rain shower" shower heads, which could be incorporated above the hot tub, and also in all three bathrooms (which there will be one on each floor). This room shall also have a living room area, and possibly a spiral staircase going downstairs.
The top floor currently utilizes only half of the 35' X 25' room. It has two bedrooms both being aprox. 10' X 13', and a bathroom measuring 5' X 8' . I want to utilize the other part of the top floor for the master bedroom. It will measure 35' X 11'.
Remember that there was a 6' X 8' area that was taken off of every floor where the stairway used to be.
Also, on all three floors I will be adding aprox a 20' X 20' areas that will be enclosing an elevator (aprox. 6.5' X 6.5' rough opening needed). This elevator will have four stops---entrance area, bottom floor, middle floor and top floor. There will also be a staircase to access all three floors. This 20' X 20' will connect the house to my garage. The garage is a 70' X 40' building with a complete 1/2 loft. It has running water, and drain. The 1/2 loft could be turned into a "mother in law" apartment, but will not be considered in this bid.
The rough center rough lines of the house compared to the garage has about a 4.5' off set. So that will be a challenge making the outside look good. On all three floors we will have a large area that will be unused, as the elevator takes up 6.5' X 6.5' ( 42.25 sq ft.), and the stairways 11' X 6.5' (71.5 sq ft). This will leave about 286 square feet on each floor that is not be utilized. (13.5' X 14') I am not sure what to do with those areas---and thus you wonderful designers.
A few considerations for the home that I would like you to think about. Starting with the bar on the middle floor. The way it will be set up, you will be able to see the whole 190 degrees of the lake, and I would like to keep it that way. I like dark wood for the bar area, inlaid smoked glass for the counter. I would like a beer keg cooler with two taps, along with all of the necessary bar equipment to supply a party of 40 to 50 people (at the most). I would like it to easily seat six people comfortably. I have some pictures that I received off the internet that I could show you what I Kind of like.
My "Tropical Room". I live in Alaska so this is very important to me. It will be about 24' X 14', but could be large if necessary. It will be on the lake side, complete left of the middle floor. I would like to incorporate a sauna, and somehow incorporate the one large bathroom there, so that people WILL show prior to entering the hot tub area. Around the hot tub, which is already purchased and measures 7.5' X 7.5', I would like either natural rock, tile, or something that will have areas where people can put their drinks, and personal stuff. I would also like those rain showers to shower down us in the hot tub, so all of the drainage would have to go back into the hot tub, or be recirculated. There will be much flora in there, and the whole room must be sealed off from the rest of the house due to the moisture. Special considerations will be given to the windows, seeing as how it will be 75 degrees and 100% humidity on one side of the window, and -35 degrees on the other side. That is where you come in also. :-)
Remembering that this will me an ultra high end house, I would want to utilize the best possible equipment, and materials. This house will not only serve as my personal retreat, my kids personal retreat, but also may be rented out for corporate events.
I want to incorporate the whole house with "smart technology". I have purchase 64 five foot tall, 13" wide speaker systems that will be used all around the house. Every room you will be able to walk in and say, "Play Lynard Skynards Free Bird" and it will come on. I have contacted a company that will be doing this for me, but must be in contact with you also. It is 100% wireless, of which I would like all my house to be.
Every room shall be soundproofed, with solid core doors. There shall be soundproofing between the floors also.
I also enjoy those large ornate pieces of lumber that connect ceilings to walls. The bar shall be about 16' wide and possibly 8 feet deep, depending on space. I would like each individual room, sans the bedrooms, to be it's own unique design and theme.
I love lighting, directional lighting, indirect lighting, dimmer switches---and just a plethora of different ideas. The more lighting options I get, the better!
The house currently has almost all white sheetrock. It would not bother me if I never seen white sheetrock again! I love wood grain, I will be asking you to install post & beam construction (this has already been looked at by engineer), and uses all of the beams that are currently in place, the new beams going in would replace the load bearing walls so I can open up areas.
Flooring is another big thing. I like granite (for the Grand Entry area), I like T & G flooring, deep rich carpet, high quality linoleum, and in the wet areas, porcelain or some other rock squares.
There are quite a few areas where I do not have any idea what I want to do with them, and a lot that I do know what I want. I will submit a large of pictures & videos (if this site allows them). The interior decorator that comes up with what I want the closes, we can and will negotiate pricing---as I know this is a large project.
And as everybody else, I am in an incredible time crunch.
I guarantee you, this will be a house that you would show first to your future clients! I am sparing absolutely no expense. I want high end things, money of course is an object, but not too much.
I do not want any visible white sheetrocked areas. I suggest that I would send you the current lay out of the house in relation to the lake, and the deck that is in front of the house.
I like open areas, see through areas, which means I want an open eye view especially the middle floor, I like airy feels, where you can see around the house---through walls with open panels? And this goes throughout the building and structure.
I do not like my hallways four feet wide instead of 3---just makes it fee larger (if possible). I want two ways to get downstairs, besides the stairs and the elevator, maybe a small spiral staircase going down from the living room.
I like hidden storage areas, and lots of it. And I like my storage pertaining to the area and room that it is in. I also like storage that I can put personal items in, lock up and hide. This would be for the times I would rent it out for corporations. Lots of storage areas please.
I will need new flooring in every room. Use your imagination. Again, this shall be room specific.
I am on oil heat now, so I would like a new boiler system, I would like the most efficient stove oil (diesel) on the market. I would also like to look at those outside burners for wood, that could be used as an adjunct heating system with the diesel boiler. (Anything to relieve my $2,500 a month fuel bill!!!). I also have a Toyo system on the middle floor as an adjunct heater too.
I like a lot of outlets for the house. I find a lot of times I search for outlets so I would like some about every six feet on every wall. And at least two exterior outlets on each of the exterior walls. Also water on every exterior wall.
Again, I will focus on the flow of the house, the rich woods that will be used on the walls, the indirect lighting, the "intelligence of the house", and most importantly---the grandiosity of the house. That will be my most important criteria.
I would think the most important design criteria is not money, but the GRANDIOSE of the design. I am willing to pay extra for somebody to put some effort and planning into this project. I am 56, I am going to retire and die in this house and I want the darn thing to have everything I want!!

I am definitely not a hard person to please, and work well with others. I also however like them done the way I want. I pay very fair, and (probably more than most people), but want it done correctly, and want somebody to hang with me through the whole project.
